ISSUANCE OF BUILDING PERMITS
The Building Permit is the necessary document that certifies that legal approval has been given by the Building Authority for the construction of a new structure or the addition of a structure to an existing construction.
It is the first and most essential step for any new building project and is granted upon presentation of specific supporting documents and provided that the Building Conditions applicable to the construction area are met.
The aim is to ensure that the new construction will be functional and safe, not only for the people who will live in or enter it, but also for the adjacent properties and public spaces.
For this reason, a multitude of studies and supporting documents are required which will be carried out and collected by the appointed civil engineer, who needs to be a registered member of the Technical Chamber of Greece (TEE).
In addition to the approval documents granted by the various public services, a topographical diagram, static, architectural and electromechanical studies, thermal insulation, fuel gas and fire protection assessments, etc. should also be drawn up, which your civil engineer will explain in detail depending on the property and the type of work you wish to carry out.
The total cost of issuing a Building Permit includes the fees of individual engineers for the various studies and inspections, taxes and contributions, and is defined on a case-by-case basis.
A complete dossier takes approximately 45 days to be approved by the Building Authority and the permit is valid for 4 years from the date of issue.
A Building Permit is also required for demolition work, valid for six months.
